Condo updates, older-house renovations and tear-downs for new builds in Wayzata all begin the same way with us, with samples sent to a lab. Positive materials are removed under containment, the state notice is filed, and you get the clearance and disposal records at the end.
A third of today’s Wayzata homes went up in the 2010s, yet nearly 4 in every 10 predate 1980.
Popcorn texture scraped off a sloped loft ceiling before the loft is closed in as a bedroom
Example project
Home
Wayzata two-story from the 1970s, its open loft looking down on the family room
Original request
Wall in the loft and add a door so it becomes a fourth bedroom
Testing
An MDH-certified inspector samples the loft ceiling texture and the joint compound on the loft rail wall
Found
Positive texture across the whole sloped ceiling of the loft
Clear
The rail wall’s joint compound came back negative
Area
About 180 sq ft of sloped ceiling
Timeline
Five-day notice, then two working days
Cost
$2,550
In this example, one more bedroom is what a Wayzata family with a 1970s two-story needs. The loft over the family room is the easy answer: the builder will raise the low rail wall to the ceiling, frame a door and close the room in.
Whether you are opening one wall or taking down a whole house, asbestos testing is the first booking to make.
Kitchen and bath floors
Gray felt or paper on the underside of an older kitchen or bath vinyl calls for a lab test before the remodel. If it is positive, our floor tile and sheet vinyl removal crew takes it up wet.
Siding and roofing
Planning to re-side or reroof an older house? Read asbestos siding removal first, since cement shingles and old roofing layers need a sample before work starts.
Ceilings
Recessed lights in a condo or a fresh skim coat in an older house both mean disturbing the ceiling. If its texture tests positive, popcorn ceiling removal describes how we bring it down.
Renovations and tear-downs
Clearing a lot for a new house, or gutting an older one? See remodel and demolition abatement for what has to come out before the builder starts.
Old and new in Wayzata
Wayzata mixes very old and very new. Homes from 1939 or earlier make up about 1 in 20, those from before 1950 close to 1 in 10, and the median home dates from 1988.
Buildings of five or more units hold just over half of Wayzata’s homes, and renters live in about 4 in every 10.
Older houses
In a house built before 1980, sampling shows which of the MDH-listed materials it contains, if any, before your contractor opens a wall.
Condos and apartments
Larger condo and apartment buildings, five units and up, need MPCA notified ten working days in advance when regulated asbestos will be disturbed. We work out building access with the owner or association.
Wayzata’s demolition checklist covers utility disconnects, erosion control, tree protection and a land survey, with no asbestos item on it. The city’s permits page adds that demolition can’t start until the utility disconnects are verified.
The asbestos side follows state rules, and removal must be finished at least two days before the demolition date.
Only in a single-family house you live in, and even there MDH strongly recommends a licensed contractor. For a regulated amount, condo and apartment owners and anyone renting out a home need a licensed crew.
Does a house tear-down need an MPCA notice?
Not for a house of four or fewer units, since MPCA leaves those out. Three cases are the exception: a house converted from another use, a single owner taking down several houses, and demolition tied to urban renewal, highway or commercial development.
What if asbestos turns up mid-remodel?
Tape off the spot, keep the crew away from it and call us for a sample. A surprise find still waits the five-day notice, since MDH won’t call it an emergency.
What paperwork should I keep?
Keep three things with your house records: the MDH permit, each waste manifest and the lab’s air-sampling report.
